See some of the typical snags and defects we encounter in our inspections

Dripping Wood Glue On Wall
This will have been from fitting the joists for the flooring...approximately about 12weeks ago,so this has been there for three months on the brickwork while the house has been built and interior works started and finished!
How many times must the trades/site team/sales teams have walked past it...it’s near the front door

Poor Waste Pipe Fitting
This is the waste pipe on a gable end.
The issue is you can see where the 2pipes penetrate through the brickwork into the house ,the penetration has not been sealed up.
It should be sealed up with cement or at worst with silicone.
I’d have preferred it to be both.
Without it being sealed water can ingress and just as bad you can get unwelcome visitors into your home!
Do you know if you can fit a pen into a hole then a mouse can also fit into that size hole. They get into the cavity between the brick wall and blockwork wall and live very successfully in the warm insulation and from there into the loft, between floorboards,everywhere..all because a hole was left like this....
Please check your property as believe us,from personal experience, you don’t want this..

Damaged Bath
A whirlpool jacuzzi bath is an expensive upgrade to any bathroom...it would have been even better if it had been protected properly on installation to prevent damage like this.

Mouldy Skirting Boards
Health Hazard! Called to an inspection in Milton Keynes and find this growing from the skirting boards!
After removing the carpet back we also find black mould completely covering the floor resulting in a serious hazard to the customers health along with the smell the customer has now been moved to a hotel.
On further investigation, we find no DPC used on a 1 metre panel of brickwork resulting in moisture getting drawn back into the property, both in the floor and the internal walls.
We ask anyone who is experiencing similar issues to raise them with your builder ASAP!

Terrible Brick Pointing
Brickwork not pointed up. How does this get missed? A national housebuilder misses this but we don’t!

Gutters Full Of Rubbish
Great day to be using one of our drones. We get to see things you wouldn’t normally like cracked tiles, not enough fixings on tiles, bad brickwork and RUBBISH in gutters! This can potentially cause blockages and is a basic fault but common due to it being out of normal line of sight.

Wrong Outside Tap Hole In Brickwork
Plumbers have drilled a hole in the brickwork in the wrong place for the outside tap! How many times would the site team have missed this ?

Broken Blockwork Around Drain
Blockwork driveway which is broken down around the drain.
Customer has been in 2weeks and it’s been like this since completion day...disappointing finish which needs rectified.
National housebuilder missed it but we didn’t!

Electrical Safety Hazard
Why are electrical junction boxes positioned in the middle of the airing cupboard floors?
It is clear to see that house builders are not checking tradesmen’s work, both the electrician and the carpet fitter are at fault here. Also look at the finishing edge of the cupboard with nothing fitted to enable a neat finish.
What we will say is the builder has been excellent in responding to the report after reading our report they have called us directly and have assured us and the customer all the defects will be completed by the end of September

Badly Cut Fence Post
This is how a builder/fencing contractor fitted a fence post...no neat cutting around the brickwork required! Is no one checking?

Chipped Bathroom Sink Surround
Fantastic bathroom with granite his and her sinks, sadly let down with this damaged chip to the surround. The builder said somebody had just dropped something on it but "don’t worry we will get it repaired". A repair is not good enough, it should be replaced!
